Genuinely new stock is uncommon in Torremolinos, because the dense central neighbourhoods of Playamar, Bajondillo and La Carihuela were largely built out decades ago and there is little room to add. What new construction there is tends to sit on the eastern edge of town toward Los Álamos, where the land runs flatter and the airport is closest, plus the occasional in-fill or full rebuild behind Montemar. New-build carries 10% IVA plus 1.2% AJD rather than resale ITP, and brings the off-plan due-diligence layer — completion dates, the licence of first occupation, structural-warranty paperwork — that buying an established flat does not.
